Termite inspections

Termite inspections should be conducted at least annually, and more frequently depending on the termite species suspected, building construction type, environmental conditions, property location and geography, and history of any termite-related issues within or surrounding the property. 

The results of termite inspections are delivered in a detailed written report and include as a minimum:

  • Termites detection or non-detection
  • Environmental or conducive conditions for termites
  • Any termite damage found during the inspection
  • All areas that had limited access or were restricted for the inspection
  • Any risk factors that may increase the chances of a termite infestation

Termite monitoring and baiting stations

In-ground monitoring and baiting

In-ground termite stations are installed in strategically important points around your property, applied to areas at most risk of attracting termites, such as moist soil or mulch, old tree stumps, irrigation sprinkler heads and downspouts. Some devices are inspected they are inspected regularly when active termites are detected. A baiting program will then commence. Other devices contain active baits and are inspected regularly regardless of whether there is termite activity.

Worker termites take bait - which contains termiticide - back to their nests as a food source, feeding it to and quickly collapsing the colony.

Above-ground monitoring and baiting

Above-ground termite monitoring involves the use of unobtrusive termite bait stations, which are placed on identified feeding sites and are then removed once the colony is controlled.

Chemical termite barrier treatment

A chemical termite barrier involves applying a liquid chemical, a termiticide, to the soil, either under the concrete flooring or around the entire perimeter and foundations of the building to create a continuous and complete solid barrier.

Termite fumigation

Termite fumigation, also known as structural fumigation, encloses your property with a tent and releases precise amounts of fumigant (calculated based on a variety of factors including the temperature and size of the property) into the tent. The fumigant gas penetrates deep into the wood and permeates hidden areas such as crawl spaces, eliminating every last termite. The fumigation tent is then vented, leaving behind no surface residue or living termites.

  • Preferred method of treatment of Drywood termites as they can be hard to spot and access (as they live in timber rather than mud tunnels like Subterranean termites)

Physical termite barrier

Physical barriers are designed to prevent termites from entering concealed areas of the structure, forcing them out in the open where they can be easily detected.

A layer of protective material which can be laid before your slab is poured or as a partial barrier around the perimeter of the structure and around pipe penetrations.

Termite reticulation system

A network of underground pipes designed to distribute termiticides evenly across building foundations and around its perimeter. The reticulation system allows continued reapplication of the chemical barrier and ease of chemical top up every 3-5 years.

Is my property at a high, medium, or low risk for termites?

Termites are a destructive pest - they can cause major structural and costly damage to commercial buildings and homes. It’s incredibly important to have thorough termite inspections of your home and business to detect the early signs of termite activity.

They are difficult to spot, and it’s best to have a professional termite inspection carried out to develop an appropriate action plan. The following conditions can influence the risk grade associated with your property:

Component structure

 

Timber form work used when constructing a property that has been left in the building and is not treated or prepared may attract termite activity especially if it is in contact with soil. Any flaws in construction can provide convenient access to termites. These include cracks in slabs, or joint gaps. Termites can access slab edges or wall sheets and use them as entry points into your property.

Soil type

Termites love moist soil and will likely infest soil types that retain moisture. Leakages, poor drainage, waterlogged areas and broken taps are several factors that can contribute to retaining soil moisture.

Surroundings

Shrubs, trees, bushland, greenery and dead wood are all very attractive for termites. This extends to cladding and wooden fences. Damp and moist areas are favourable conditions for termites too. Keep abreast of any water leakages, moisture in the structure, including water retention.

Existing termite systems

Any chemical or physical termite management systems that are already in place, will certainly play a part in minimising risk of termite access and infestation. These may have been installed at preconstruction, or applied at various life stages of the property. The age of the termite management system and its maintenance will impact risk levels.
